Key Responsibilities:

1. Engineering & Maintenance Operations

• Oversee operation and preventive maintenance of MEP, HVAC, DG, UPS, elevators, escalators, and fire systems.
• Ensure minimum downtime through regular checks and rapid resolution of breakdowns.
• Maintain accurate records of equipment performance and maintenance schedules.

2. Team Management

• Lead, train, and supervise a team of engineers, technicians, and maintenance staff.
• Allocate daily tasks, monitor productivity, and ensure quality of work.
• Conduct regular technical training and safety drills.

3. Vendor & Contractor Coordination

• Manage service contracts and coordinate with AMC vendors and facility management partners.
• Oversee repair works, installations, and retrofitting projects as required.

4. Energy Management & Sustainability

• Monitor energy consumption and implement cost-saving initiatives.
• Recommend upgrades for efficiency (e.g., LED, solar systems, building automation).

5. Compliance & Safety

• Ensure compliance with statutory norms, safety standards, fire norms, and municipal regulations.
• Conduct periodic inspections and audits to ensure regulatory adherence.
• Maintain documentation for ISO, fire, safety, and insurance inspections.

6. Budgeting & Reporting

• Prepare annual maintenance budgets, procurement forecasts, and CAPEX proposals.
• Provide regular reports on utility consumption, maintenance KPIs, and project progress.
