Job Title: Senior Procurement Specialist (Construction)

Job Summary:
We are seeking a highly experienced Procurement professional with 7+ years in the construction procurement to drive strategic sourcing, vendor management, and cost optimization initiatives across projects. The role requires a strong understanding of construction materials, supply markets, and project-driven procurement planning to ensure seamless execution and commercial efficiency.
Key Responsibilities:
- Material Sourcing & Procurement:
Identify, evaluate, and procure construction materials including cement, aggregates (jelly), sand, steel, carpentry materials, interior finishes, and construction equipment. Ensure quality, cost-effectiveness, and timely delivery. - Market Research & Product Identification:
Regularly visit markets, suppliers, and exhibitions to identify new products, innovative materials, and cost-saving alternatives. Stay updated on industry trends and pricing fluctuations. - Vendor Development & Management:
Develop and maintain a strong vendor base. Evaluate supplier performance based on quality, delivery timelines, and pricing. Negotiate contracts, terms, and pricing agreements. - Cost Control & Budget Management:
Optimize procurement costs through effective negotiation, bulk purchasing, and alternative sourcing strategies. Ensure adherence to project budgets. - Purchase Planning & Coordination:
Collaborate with project managers, site engineers, and planning teams to forecast material requirements and ensure uninterrupted supply. - Quality Assurance:
Ensure procured materials meet project specifications and quality standards. Coordinate with QA/QC teams when required. - Inventory & Logistics Management:
Monitor stock levels, manage inventory efficiently, and coordinate logistics for timely delivery to project sites. - Documentation & Compliance:
Maintain accurate procurement records, purchase orders, invoices, and contracts. Ensure compliance with company policies and industry regulations. - Risk Management:
Identify potential supply risks and develop contingency plans to avoid project delays.
Contracts & Tendering
- Manage the complete tendering and contracting process for materials, services, subcontract works, equipment, and project requirements, including RFQ/RFP issuance and vendor participation.
- Review BOQs, drawings, specifications, scope of work, commercial terms, delivery requirements, and contractual conditions before initiating tenders.
- Coordinate pre-bid meetings, site visits, technical clarifications, and commercial discussions with vendors, subcontractors, consultants, QS, Project, and Design teams.
- Evaluate technical and commercial quotations and prepare Comparative Statements (CS) covering rates, specifications, deviations, delivery schedules, payment terms, warranties, and other conditions.
- Lead vendor/subcontractor negotiations to achieve competitive pricing, favourable payment terms, delivery commitments, warranties, and contractual conditions.
- Coordinate preparation and finalisation of Purchase Orders, Work Orders, Service Orders, Rate Contracts, and agreements, ensuring all approved commercial and contractual terms are incorporated.
- Monitor contract performance, variations, claims, delays, and commercial issues; maintain tender and contract records and prepare Tender & Contract MIS covering awarded contracts, savings, commitments, variations, and pending negotiations.
Key Skills & Competencies:
- Strong knowledge of construction materials (cement, aggregates, steel, carpentry, interior materials, MEP items, etc.)
- Excellent negotiation and vendor management skills
- Good understanding of market dynamics and pricing trends
- Ability to evaluate technical specifications and BOQs
- Strong coordination and communication skills
- Proficiency in ERP systems and MS Excel
- Problem-solving and decision-making ability under pressure
Educational Qualification:
- Any Degree, with Purchase Experience in Construction, or a related discipline.
- Minimum 7+ years of relevant procurement experience within the construction industry (Non-negotiable requirement).
Preferred Attributes:
- Experience in large-scale construction or interior fit-out projects
- Strong network of suppliers and vendors
- Willingness to travel locally for market visits and vendor development
