Job Description
We are looking for an experienced Property Lawyer specializing in carrying out due diligence of lands and properties and drafting of real estate documents. The ideal candidate will be responsible for handling legal documentation, due diligence, and ensuring the smooth execution of property transactions while advising on legal risks and regulatory compliance.
Key Responsibilities:
1. Property Transactions & Documentation - Draft, review, and execute sale deeds, agreements to sell, lease agreements, gift deeds, and power of attorney and assist in joint development agreements (JDAs), MOUs, and property-related contracts..
2. Conduct property title due diligence by perusing PRC, 7 X 12 Extracts, 8A, Pik Pani and other revenue records and ensure clear ownership before transactions. Scrutinized title documents, including 7/12 extracts, property cards, mutation entries, and encumbrance certificates, to establish marketable titles. Resolved complex issues like adverse possession, incomplete chain of title, overlapping claims,and discrepancies in land records.
3. Handle property registration processes at the sub-registrars office.
4. Legal Compliance & Advisory - Provide legal opinions on real estate laws, RERA regulations, stamp duty, and ensure compliance with local laws.
5. Maintaining legal MIS (Management Information Systems), trackers, and coordinating with external counsel when necessary
Fluency in English and Marathi for seamless communication.
Preferred Experience: - Experience working with real estate firms, law firms, or independent property law practice. - Hands-on experience with real estate documentation, land conversion processes, and regulatory compliance. - Understanding of co-operative housing society laws, apartment ownership laws, RERA, Transfer of Property Act, Company Law.
