Job Summary
The Head of Estimation is responsible for leading the Estimation Department and managing the complete cost planning, budgeting, quantity surveying, tendering, and value engineering functions for residential and commercial real estate projects. The role requires extensive experience in high-rise residential projects, Mivan construction technology, cost optimization, contractor evaluation, and commercial decision-making. The incumbent will oversee the preparation of accurate project estimates, control project budgets, and provide strategic guidance to ensure profitability and successful project execution.
Key Roles & Responsibilities
Estimation & Cost Planning
- Lead the complete estimation process from project feasibility to project handover.
- Prepare conceptual, preliminary, and detailed cost estimates for residential, commercial, township, and mixed-use developments.
- Develop project budgets based on approved drawings and specifications.
- Ensure accuracy in project cost planning and estimation.
- Review and approve estimates prepared by the estimation team.
- Establish estimation standards, procedures, and best practices.
Mivan & Residential Project Estimation
- Prepare detailed cost estimates for Mivan formwork construction projects.
- Estimate costs related to Mivan shuttering systems, aluminium formwork, RCC works, finishing works, MEP services, infrastructure, and external development.
- Evaluate alternative construction methodologies for cost optimization.
- Ensure accurate quantity take-offs for high-rise residential projects.
BOQ & Quantity Surveying
- Review and approve Bills of Quantities (BOQs).
- Verify quantity take-offs from architectural, structural, and MEP drawings.
- Ensure accurate quantity reconciliation during project execution.
- Standardize BOQ formats across projects.
Budgeting & Cost Control
- Prepare project budgets and monitor budget utilization.
- Develop cost benchmarks and historical cost databases.
- Monitor project cost variances and recommend corrective actions.
- Ensure effective cost control throughout the project lifecycle.
- Analyze actual versus estimated project costs.
Tendering & Procurement
- Lead the preparation of tender documents and bid packages.
- Review technical specifications and commercial terms.
- Evaluate contractor and vendor quotations.
- Prepare comparative statements and commercial evaluations.
- Participate in commercial negotiations with contractors and suppliers.
- Recommend contractor selection based on technical and commercial evaluations.
Value Engineering
- Identify opportunities for cost optimization without compromising quality.
- Recommend alternative materials, systems, and construction methodologies.
- Participate in design reviews to improve project efficiency.
- Implement value engineering initiatives across all projects.
Commercial Management
- Support management in project costing and commercial decision-making.
- Review contracts, work orders, and purchase orders.
- Coordinate with the Contracts and Procurement Departments.
- Assist management in investment feasibility studies.
Team Leadership
- Lead, mentor, and develop the estimation team.
- Allocate projects and monitor team performance.
- Conduct technical reviews and performance evaluations.
- Develop SOPs, estimation templates, and standard operating procedures.
- Train junior estimation engineers and quantity surveyors.
Coordination
- Coordinate with Architects, Structural Consultants, MEP Consultants, Project Managers, Procurement, Contracts, Finance, and Sales teams.
- Participate in design coordination and project review meetings.
- Provide commercial inputs during project planning.
Billing & Quantity Verification
- Review contractor bills and quantity certifications.
- Verify quantity reconciliations.
- Assist in commercial dispute resolution.
- Ensure billing accuracy as per approved BOQs.
MIS & Reporting
- Prepare project estimation reports for management.
- Submit monthly cost reports and budget utilization reports.
- Develop estimation dashboards and KPIs.
- Maintain project cost databases and historical records.
Compliance
- Ensure compliance with company policies, industry standards, and statutory requirements.
- Maintain confidentiality of commercial and project cost information.
- Ensure adherence to CPWD, IS Codes, and applicable construction standards.

Qualification
- B.E./B.Tech in Civil Engineering
- Postgraduate qualification in Construction Management or Project Management (preferred)
Experience
- 1015 years of experience in Real Estate Estimation.
- Extensive experience in high-rise residential projects.
- Strong hands-on experience in Mivan formwork construction estimation.
- Experience in budgeting, tendering, commercial evaluation, and cost control for multiple projects.

Preferred Candidate Profile
- 10–15 years of experience in estimation for residential and commercial real estate projects.
- Proven expertise in Mivan construction estimation, high-rise residential developments, and large-scale project budgeting.
- Strong knowledge of BOQ preparation, quantity surveying, rate analysis, tendering, procurement, value engineering, and cost control.
- Experience in leading estimation teams and managing multiple projects simultaneously.
- Proficient in Advanced MS Excel, AutoCAD, ERP systems, and estimation software.
- Excellent commercial acumen, leadership, negotiation, and stakeholder management skills with the ability to drive cost optimization and project profitability.
