Plotted & Villa Developments | Premium Residential Real Estate


About the Role

We are looking for a high-energy, target-driven Sales Executive with hands-on experience in premium and high-ticket selling with a proven track record in Plot Cum Villa / Luxury Residential Sales. The ideal candidate should have worked with reputed real estate developers and possess strong expertise in managing end-to-end sales cycles from lead generation to deal closure and also understands the unique buyer journey involved in high-value land and villa transactions from first site visit to registration.

This is not a generic sales role. We need someone who understands site topography, villa specifications, plot sizing, regulatory approvals, and can confidently guide a discerning buyer through the entire purchase lifecycle.


Key Responsibilities


1. Lead Generation & Pipeline Building

Proactively source qualified leads through networking, referrals, digital platforms, and channel partner engagement.

Build and manage a robust sales pipeline with consistent follow-up cadence using CRM tools.

Identify and engage NRI buyers, HNI investors, and end-user segments relevant to premium plotted and villa developments.

Collaborate with the marketing team on campaigns, site events, and digital lead generation initiatives.


2. Site Visits & Property Presentations

Conduct structured site visits, plot walks, and villa show unit tours, based on the companys established sales procedures, for prospective buyers.

Present project master plans, plot options, villa configurations, amenities, and pricing confidently.

Explain site topography, road networks, drainage, utility infrastructure, and green features to buyers.

Handle virtual tours and video call presentations for outstation and NRI clients.


3. Buyer Consultation & Needs Assessment

Understand buyer requirements in depth plot size preference, villa type, orientation, budget, and timeline.

Guide buyers through plot selection, villa design options, and customisation possibilities.

Ability to articulate asset value, and drive the product’s value proposition

Provide honest and knowledgeable guidance on project approvals, RERA registration, and legal status.

Build trusted long-term relationships with buyers — not transactional, consultative selling approach.


4. Negotiation & Deal Closure

Negotiate pricing, payment plans, and booking terms in line with company guidelines.

Coordinate with the legal and documentation team to ensure smooth booking, agreement, and registration process.

Achieve monthly and quarterly sales targets for plot bookings and villa unit closures.

Maintain high conversion ratios from site visit to booking.


5. Channel Partner Management

Identify, on board, and manage channel partners (brokers / DSA) relevant to the project catchment.

Conduct regular channel partner meets, site visits, and product training sessions.

Track and manage channel partner leads and ensure timely brokerage pay-outs.


6. After-Sales & Customer Relationship

Maintain post-booking communication with customers — construction updates, milestone payments, documentation.

Handle customer queries and concerns proactively — ensure high satisfaction and referral generation.

Coordinate with the project team for customer site visit requests during construction phase.


7. Market Intelligence

Track competitor projects — pricing, specifications, offers, and absorption rates.

Provide regular feedback to the sales manager and marketing team on buyer sentiment and product gaps.

Maintain up-to-date knowledge of local real estate market trends, land values, and regulatory changes.



Required Qualifications & Skills

Experience

3–5 years of experience specifically in plotted development and villa sales.

Prior experience with reputed developers such as Prestige, Brigade, Sobha, Puravankara, TVS, Mahindra Life spaces, or equivalent premium real estate brands strongly preferred.

Demonstrated track record of closing high-value real estate transactions.

Experience handling both direct buyer sales and channel partner driven sales.


Product Knowledge

Strong understanding of plotted development concepts — plot sizes, FAR, setbacks, BMRDA/RERA approvals.

Familiarity with villa typologies — independent villas, row houses, duplex villas, and their pricing dynamics.

Ability to read and explain master plans, site layouts, and villa floor plans to buyers.

Knowledge of property documentation — sale deed, sale agreement, khata, EC, registration process etc.


Communication & Interpersonal Skills

Excellent verbal and written communication in English, National and local language

Ability to confidently engage with HNI, NRI, and corporate buyer profiles

Strong presentation skills — both in-person and virtual

Professional appearance and conduct befitting a premium real estate brand.


Technical Proficiency

Hands-on experience with CRM platforms (Salesforce, Sell.do, Zoho, or similar)

Comfortable with WhatsApp Business, email communication, and digital proposal sharing

Working knowledge of MS Office — Word, Excel, PowerPoint for reports and presentations

Familiarity with digital lead platforms — 99acres, Housing.com, Magic Bricks, No Broker.

What Will Set You Apart

Experience selling premium plotted villa projects.

Existing database of HNI / NRI buyers or active investor network.

Understanding the basic concepts and calculations of ROI’s and being able to effectively communicate the potential value to investors with “financial storytelling”

Prior experience with project launches — pre-launch sales, EOI campaigns, and launch events.

Knowledge of competitor landscape in the micro-market where this project is located.
