Job Purpose

The Area Manager Sales is responsible for driving project sales growth within the assigned territory by engaging directly with developers, architects, contractors, and institutional clients across commercial, residential, hospitality, and government segments. The role focuses on lead generation, specification selling, client relationship management, project coordination, and achieving revenue targets through structured sales execution and strategic market engagement.

Key Responsibilities

**Business Development & Demand Generation**
Drive demand for QUBA products across target segments by identifying project opportunities, conducting strategic outreach, and building strong engagement with developers, builders, architects, and institutional stakeholders.

**Lead Generation & Market Penetration**
Generate qualified project leads through site visits, networking, referrals, and CRM-based tracking while ensuring regular client interactions, pipeline development, and inclusion of QUBA in BOQs and approved vendor lists.

**Target Achievement & Sales Execution**
Achieve assigned monthly, quarterly, and annual sales targets by monitoring progress, optimizing sales strategies, resolving client objections, and ensuring timely conversion of opportunities into business.

**Sales Enablement & Product Promotion**
Conduct product presentations, organize showroom and experience center visits, coordinate sample approvals, and support specification inclusion by highlighting technical and commercial product advantages.

**Project Coordination & Order Finalization**
Develop tailored project proposals, coordinate with internal and external stakeholders, prepare BOQ-based quotations, track project timelines, and ensure smooth execution from specification to order closure.

**Negotiation & Closure**
Handle pricing discussions, quotations, and commercial negotiations while ensuring alignment with company policies and successful conversion of high-value project opportunities.

**Client & Stakeholder Relationship Management**
Build and maintain strong relationships with architects, developers, consultants, and government stakeholders through regular meetings, presentations, workshops, and technical support to drive long-term business partnerships.

**Reporting & Market Intelligence**
Maintain accurate CRM records, track visit logs, monitor project pipelines, and provide regular reports on lead generation, specification activity, and sales performance to management.
