• Realize allocated residential sales targets

• Follow-up for timely collections to ensure minimal receivables

• Ensure adherence to the marketing budget for residential projects

Strategic

• Survey the global environment to identify best practices in the areas of branding, customer relations and customer care management for residential projects;

• Provide inputs to superiors for developing appropriate strategies to address / incorporate the same in BEL

Operational

• Maintain systems to capture regular market information and changing residential customer preferences

• Handle residential customer enquiries via different channels (telephone, e-mail, agents, walk-ins etc.); Develop a rapport with customers and arrange for / personally take the customer on site visits

• Follow-up with customers to close bookings and collect timely payments

• Liaise with authorized banks / financial institutions to secure loans for residential customers

• Regularly interact with customers and respond to all customer queries and complaints; Escalate issues to the Project Sales Head ? Marketing (Residential), if required

• Work closely with customers to understand modifications / interior specifications; Promptly communicate the same to the Engineering Department

• Coordinate with the Engineering, Legal and Liaison Departments to ensure timely handover and completion of possession formalities

• Collate and maintain a database of residential sales agreements / deeds etc, customer feedback

• Prepare MIS for residential sales on a timely basis; Periodically submit the same to the Manager ? Marketing (Residential)

• Foster an environment of learning, excellence and innovation within all aspects of team work Mentor and guide Trainees to develop their capabilities
