Job description:

Architectural Designer

Employment type: Full-Time

Location: On-Site, Thane Office

Hours: 7:00 AM to 3:00 PM IST

Reporting to : Lead Architect based overseas

About the client

Our cllient is a premium residential property developer based in New Zealand. We design and deliver high-quality homes built to last guided by our philosophy of being timeless by design, crafted for your future. Every project we undertake reflects a genuine commitment to architectural integrity, premium materials, and considered craftsmanship, spanning multi-lot developments, bespoke residential builds, and premium interior fitout.

The Role

We are looking for an experienced, detail-driven Architectural Designer to join our Thane-based team and support our Lead Architect across all stages of the design and documentation process. This is a hands-on production role — you will be producing the drawings, shop drawing packages, and design documentation that directly drive our projects forward.

You will liaise daily with our New Zealand-based team, working directly with our Lead Architect and CEO — so clear communication, responsiveness, and professional collaboration across time zones are essential parts of this role.

If you take pride in precision, communicate clearly, and want to grow within a fast-moving premium development practice, this is the right environment for you.

Key Responsibilities

Shop Drawings & China Supplier Coordination

  • Prepare and manage shop drawing packages for materials and fitout components sourced directly from our China supplier network — including cabinetry, wardrobes, flooring, joinery, sanitary ware, lighting, windows, and aluminium profiles.
  • Translate design intent into clear, dimensioned technical drawings that suppliers can manufacture from with confidence.
  • Review supplier-returned drawings for accuracy and flag discrepancies against design specifications.
  • Develop a working understanding of our supplier relationships and procurement processes over time.

Detailed Construction Drawings

  • Produce detailed architectural drawings including plans, sections, elevations, and construction details across all project stages.
  • Work closely with our Lead Architect to develop and refine drawing sets to the standard required for consenting and construction.
  • Maintain drawing registers, version control, and file management to a high standard.
  • Maintain accurate as-built drawings and project documentation as builds progress on site.

Concept Design — Exterior & Interior

  • Contribute to early-stage concept development for both exterior architecture and interior space planning, under the direction of the Lead Architect.
  • Assist in exploring design options, producing concept plans, massing studies, and presentation visuals.
  • Support interior layout planning including kitchen, bathroom, and living configurations in line with our organisation's premium design language.
  • Prepare polished presentation material for new projects and development proposals.

Material Specifications & Schedules

  • Develop and maintain material specification schedules across all active projects, ensuring alignment between design intent, supplier capability, and budget.
  • Coordinate material selections with our China supplier network and assist in managing order documentation.
  • Ensure brand and design consistency across all material and finish selections in line with the company's aesthetic standards.

Costings, QS Support & Invoice Review

  • Assist with project costings and quantity surveying work, including preparing and reviewing schedules of quantities and material take-offs.
  • Support the review and processing of supplier and contractor invoices, cross-referencing against drawings, scopes, and agreed pricing.
  • Flag discrepancies or variations and escalate to the Lead Architect or CEO as appropriate.

Resource Consent & Compliance Support

  • Assist in the preparation of resource consent documentation including plans, supporting drawings, and written assessments.
  • Support the Lead Architect in responding to council queries and RFI processes as required.

Consultant & Site Coordination

  • Liaise professionally with external consultants — including engineers, planners, and surveyors — on behalf of the project team.
  • Support site coordination by reviewing and responding to RFIs and contractor queries, and escalating where required.

General Design Support

  • Provide broader design and documentation support to the Lead Architect and CEO across active projects as required.
  • Learn and adapt to company's internal processes, drawing standards, and project workflows.
  • Engage professionally in all team communications and be responsive to project timelines and priorities.

What We’re Looking For;

Qualifications & Experience

  • Bachelor’s or Master’s degree in Architecture or Architectural Design. (B.Arch or M.Arch)
  • Registered Architect or working toward registration — preferred but not mandatory.
  • Demonstrated experience in a professional architectural or design practice, with the ability to work confidently and with minimal supervision.
  • Strong background producing detailed technical drawings and shop drawing packages.
  • Experience assisting with costings, QS work, or construction administration is highly regarded.
  • Experience in residential design is highly regarded.

Software Proficiency

  • Revit — strong proficiency required
  • SketchUp — strong proficiency required
  • AutoCAD — solid working knowledge required.
  • Adobe Suite - solid working knowledge required.
  • Enscape - Solid working knowledge required.
  • Additional tools (e.g rendering software) - Preferred

Personal qualities

  • Meticulous attention to detail — precision in drawing output is non-negotiable.
  • Commercially aware — able to engage meaningfully with costings, invoices, and project budgets alongside design work.
  • Strong written and verbal communication skills in English, with the confidence to liaise with consultants and suppliers directly.
  • Planning & execution speed, and adherence to committed deadlines. Speed in execution is a key job requirement.
  • Self-motivated and able to manage workload across multiple concurrent projects.
  • Collaborative, with a genuine interest in learning and growing within a premium practice.
  • Adaptable — willing to take on new processes and learn the specifics of our supplier network, project requirements, and New Zealand construction standards.

What We Offer

  • A full-time position within a growing, design-led development practice with an active project pipeline.
  • Direct mentorship from a registered architect and experienced development principal.
